Client: Hilton Garden Inn, Wooster, Ohio
Scope: Liquidation of 94 guest rooms to facilitate renovation
Project Duration: May 2024 - October 2024
Project Overview
We are Northcoast Hotel Liquidation: We specialize in providing professional and comprehensive hotel room liquidation services. This past year, we completed a project with our partners at the Hilton Garden Inn in Wooster, Ohio, to assist with a complete renovation involving removing and liquidating furnishings from 94 of their premium guest rooms. The General Manager of the Hotel contacted our staff and told us that a significant renovation was necessary due to a recent change of ownership. The crew had a goal to make sure the Hotel's transition was seamless and to maximize the value of the furnishings they already had.
First, we set up a site survey to view the property and rooms included in the project's scope, take pictures, and collect information to create our bid. Once selected, we implemented a proven strategic approach to execute our liquidation projects. We have seen the best results and developed lasting relationships by honoring the following four strategies:
Client-Centric, Flexible Scheduling
As with all of our projects, flexibility was crucial for ensuring the Hilton Garden Inn could stay on track with the timeline of its renovation, even as conditions and circumstances for all parties changed. The original start was the end of January, but the contractor was delayed on another project, and supply chain issues arose, pushing the start date back. We worked in tandem with the owner and general manager of the Hotel, updating the calendar to accommodate these unexpected challenges. Life happens, and we take that into account when planning our projects and deadlines.
Pre-Sale of Furnishings
We want to maximize returns and minimize any handling costs when we commit to a project at Northcoast Hotel Liquidation. In this case, we did just that by securing buyers for a good number of guest room furniture sets before the removal began. Our team sold 80% of the items to other hotels in Ohio. By utilizing a pre-sale strategy and securing buyers in advance, we provided this Hilton Garden Inn with faster returns on its existing assets and reduced the need for additional storage. We value the green initiatives of our clients to recycle their old FF&E through our liquidation process, finding a new home for the furniture rather than filling the landfill.
Phased Liquidation for Efficiency
Because of this project's size, we split the work into more manageable phases, each involving the removal of 15-22 rooms at a time using two 26' box trucks. Our team made five trips to the property throughout the project, removing the following items with each phase:
20 granite top TV chests
30 nightstands
20 desks
20 mirrors
30 headboards
20 task chairs
60 lamps
20 end tables
20 mini refrigerators, and
20 microwaves.
We communicated thoroughly with our partners at the Hilton Garden Inn throughout each phase to ensure other contractors on site were clear of the floors our team was liquidating. Along the way, they asked us to take on some additional tasks, including the removal/disposal of some non-salvageable items, which we did for a charge.
Comprehensive Removal and Disposal
Our services extended beyond liquidation in this particular case to include the disposal of unneeded items once we removed them from the property. Here at NorthCoast Hotel Liquidation, we pride ourselves on responsible disposal practices, ensuring items are either salvaged or recycled wherever possible to align with our mission of sustainability and keep them out of landfills. The Hotel could also claim sustainability practices for their renovation because they partnered with us, making it beneficial for all parties involved.
